The private hallway is lined with antiques and flowers, leading directly to your private suite. This English Tudor, two-room suite, is unique with a designer décor. It accommodates up to four when using the pull out couch.
Decorated in a French Country style, this charming two-room suite features hand-painted furniture, thick oriental rugs over polished hardwood floors and unique faux-painted walls. Ivory colors accentuate the burnished wood trim, set off by tiled ceiling. It accommodates up to four when using the pull out couch.

The only bedroom located on the first floor, this suite has gorgeous windows and is located right off the main living area. It has two bunk beds (one pyramid style single on double, one regular style) which allows room to accommodate five guests along with a couch in the living room that will sleep an additional guest if needed.

Not a good fit for us!
This trip was intended to be a two night stay for our family of eight. We were hoping to have a couple days to be together with our children/grandchildren in an environment where we could all be together in a home like setting to enjoy one another’s company and simply relax. This was only our second experience with a home rental vacation. The first was also in Ellicottville and was absolutely perfect in every way. We would have gone back to that location, however, we only had a few weeks time to know our dates and that particular location gets booked months in advance. The fact that this place was available on such short notice probably should have been our first clue! We chose this property based on the reviews, pictures posted on the website, as well as, the proximity to Holiday Valley and town center. The problems we had were due to the things that we were not able to see in the pictures, or, would have never thought to inquire about. We hesitated writing this review because we realize that other travelers may not have the same type of expectations. We chose to write in order to help those that may have similar needs avoid a potential disappointment.Several of our family members have allergies. One of the things I inquired about before booking was the fact that although the website stated no pets/no smoking, it also stated farther along that if pets were brought or smoking took place there would be an additional fee. That doesn’t make sense. Although I inquired about pets and smoking, I did not realize the amount of carpeting and decor that would be thresholds for dust. I also did not think to ask about mold/mildew. Two of our family members had to leave for home within the first 30 minutes because of the amount of dust/mold/mildew just on the first floor. One had an immediate reaction. There is significant mold or mildew in several of the bathrooms. I will attempt to attach pictures of the grout and surrounding areas. There are also signs of water infiltration in window areas in the first floor bunk bed room which has led to what appears to be mold or mildew with a black discoloration of the woodwork around the sills (will also attempt to attach pictures). You can actually smell the mustiness when you enter that room. There also were multiple full sized cob webs on the first floor. Although the rooms appear to be nicely appointed in the pictures, you are not able to see the amount of dust collected in the décor. Many of the furnishings (carpets, sofas, chairs, accessories) are quite old and although they may be antique, are havens for allergens.The next subject that we had no frame of reference for were the logistics of the building. We are not sure if the word “lodge” in the property name should have been our “heads up”, but, you have to go outside and climb outdoor stairs in order to get to the suites with bedrooms. This would not be as much of a problem in the summer, or, for adults only! We also were not aware that the garage/playroom was also in a completely separated environment. Since our grandchildren are of an age that require supervision, it was a concern that the room is not within view or hearing distance of the main living area. You have to walk across the outside porch and go through a locked door to get to the advertised play room area. It just was not a good fit for us. Beyond these things, and in a nutshell, we spent about an hour and a half trying to figure out the lighting situation. The bulbs in the entranceway to the upstairs bedrooms were all burned out. The hallway was completely dark at 3 p.m. This was a safety issue! Some of the additional problems were that there were at least 14 bulbs throughout that were burned out, other issues were lamps not plugged in. There were no spares for some of the bulb types. We spent time making things manageable, but that took away from our original purpose of simply relaxing and being with the family. We called the owner about our concerns with the lighting situation and he became impatient and sarcastic. He subsequently apologized, stated that his technicians were not available and offered to come by the next day to take care of the remaining lighting issues. He contacted us after we checked out to let us know that he had corrected the remaining burned out bulbs and also corrected a chandelier that would only stay lit if we held onto the chain constantly. The upstairs bedroom televisions did not have cable or live TV. Once again, perhaps because of our limited experience it was not something that we would have thought of. Our stay was during the winter Olympics and we wanted to recline to our suites for the late night recaps. Very disappointed not to be able to watch live tv in our rooms. We did not receive the details of the television cable access until after we had to make the financial commitment. Although the location is within minutes of Holiday Valley and the center of town, the property is literally on a main thoroughfare. No one slept because the trucks rolled by constantly through the night. Not sure if this is an everyday event, or, if they were just snow plows. On a positive note, the kitchen was wonderful. It had a professional grade stove/oven and a Salamander broiler. Loaded with everything you might need (utensils, cookware, dishes, spices) to cook for an army and serve non-stop coffee with the restaurant style coffee maker. Lots of room for a group to enjoy cooking in a spacious kitchen.As stated initially, this was just not a good fit for us. Perhaps a group with older children, or, adults who are not affected by allergens would find this property to be appropriate. We ended up leaving a day early. We expressed our concerns/disappointments to the owner and he came through with a refund that amounted only to the “cleaning fee”. We realize that he did not have to do that, however, a full night refund would have left us with a better feeling about home rentals. This was an expensive learning experience for us.

The Sugar Pine Lodge was an amazing house! We had a blast there celebrating our friends Bachelorette Party. There were 14 women and we never ran out of space! The kitchen is wonderful, the dining room a bonus and the living room big and open. The hot tub was a huge hit given we went during a cold front! The game room (garage) could not have worked out better either. Seriously just an all around great place. The rooms are separate than the main house, which we didn't expect, but didn't mind either way. The Owners were great allowing an early check in as well so we could decorate a little before the Bride-to-be arrived and were always available via phone if anything came up (which nothing did). We liked it so much the Brides immediate family have rented it again for her wedding in a few weeks in Ellicottville. Thank you again for hosting us!
The Sugar Pine lodge was more than I expected. The "house" was absolutely gorgeous. We had 16 girls with us for my bachelorette weekend getaway and there was more than enough room to accommodate all of us. The owners of the propert were very easy to work with. The fireplace was out in the garage game room when we first got there and he came up first thing the next morning to get it going again for us. I would highly recommend staying at this property.
This was a wonderful rental for a large group of families. We love that each room had it's own bathroom, and the kitchen was very well-equipped for a large group. The location is fantastic, only a couple minutes from Holiday Valley, which made it easy to drop/pick-up adults and kids as needed. We plan to rent it again for our ski weekend next year!
This was our second time staying at Sugar Pine Lodge for our annual ski trip. The house is in a perfect location to the ski slopes and within walking distance from town. The rooms are cozy and we love that each room has its own private bathroom. We also love the shared kitchen/dining area where we could all meet up together. We plan to stay again this summer and hope to enjoy the pool!
We loved our 4-night stay at Sugar Pine Lodge. The lodge is less than 3 minutes away by car from the slopes and less than a 10 minute walk into downtown Ellicottville. The rooms were spacious, the lodge was well stocked, and the dining room easily enabled the 13 of us to eat together. We all loved the fact that each bedroom had its own private bathroom. The game room was fantastic! Lots of competition playing ping pong, darts, jenga, etc. The only improvement we could recommend would be to put more lighting in the family room to make it easier for card/board games. We want to come back!
Loved our stay. There were 13 of us - 4 couples and our five 20-something girls. The couples liked having our own bathrooms, however one was out of commission during our stay. Great kitchen, comfortable common area, and nice big dining room. The hot tub was a welcomed plus for our middle aged bones after a day of skiing. Owners were very pleasant to deal with. A great stay.
We had 17 people from age 4 to 75 and never ran out of things to do. The rooms were great with their own bathrooms and entrance. The kitchen and dining room was awesome. The best room was the game room. There was something for everyone and we spent almost every night in there playing something and it had it's own refrigerator!! We are definitely coming back
We rented Sugar Pine lodge for a long weekend to attend a family wedding. It was so much more than my family expected. ( I was the only one to see it ahead of time) We had plenty of room, and everyone loved it so much that we are planning on going back next summer for a whole week. We had the rehearsal dinner there and all of our guests were very impressed. It was very clean, and was very well stocked with all the necessities. I can't say enough good things about the lodge and all the help we received from Annette and David
Place worked out great for a family reunion. Pool, Jacuzzi, outdoor picnic shelter and many bathrooms were the highlights. Kitchen area was great for preparing meals. Place was clean and comfortable. Plenty of fridge space for food and drinks. Game room was another area that was high utilized.
Our whole family stayed here during the" Happy Half " and we had a blast! The location was perfect and so were the accommodations. All the bedrooms had their own bathroom stocked with toiletries and towels. The Hot Tub was put to use and enjoyed by quite a few. We couldn't have asked for nicer kitchen and made great use of that too! We also enjoyed a camp fire both nights and had plenty of fire wood. This is a definite for next year too! Nancy R
Our ski group consists of 5 couples of which several are young seniors. We arrange a ski destination each year and meet for some great times. The folks at Sugar Pine looked after us well with local and property information . This large lodge was ideal for our group with the sitting and dinning areas. The fully equipped kitchen was perfect as we have some culinary people on board.We did not use the games room but it would be ideal for family activities.We did use the hot tub after a day on the slopes and it was the perfect ticket for our tired bodies. .
We just returned from the Sugar Pine Lodge in Ellicottville and could not have been happier! Annette and Dave were super responsive in the planning phase and helped answer all of my many questions (it was our first time to the area). The Sugar Pine Lodge was such a great fit for our group, the layout was wonderful and you can tell a lot of thought went into the place. Every sleeping room has their own bathroom, which is nice. Four of the sleeping rooms are located on the 2nd level, accessible by a stairwell outside. At first, this sounded inconvenient to me, but once on-site I really loved it. If a member of group went to bed early, slept late, or needed a nap, they could quietly slip upstairs and rest without interruption since the common areas were a floor below, there was not a lot of noise bleed between the floors. The kitchen had everything that we needed and more! The automatic coffee pot with a water hook-up was great and kept us well caffeinated. We cook most of our meals on our trip and never lacked finding something we needed. Besides the normal pots and pans there are several large mugs, serving dishes, mixing bowls, knives, trays, pitchers, wine glasses, literally anything you would need is there. It was so much fun cooking in that kitchen, our whole group loved it. Clean up was easy with two dishwashers and two sinks. The game room was a ton of fun, darts, ping pong, ladder ball, corn hole, a large gathering table and another restroom. The location was wonderful. It is pretty much in the middle of Holimont and Holiday Valley, and very easy drive to both. We walked into the town of Ellicottville one night to go to the Brewing Company, and it was a very easy walk. Once we parked at Holiday Valley we realized we our car was probably as far away from the ski lodge as the Sugar Pine Lodge was! We loved the mud room, well equipped with hooks and shelves for our ski gear, as well as the mini wooden ski lockers outside. Overall, this one of the most unique houses we have ever rented for our Ski Trip. We loved it, we loved Ellicottville and really enjoyed the skiing at both resorts.
Sugar Pine Lodge is located within walking distance of downtown Ellicottville and a short distance from both ski slopes (Holliday Valley and HoliMont). Our group occupied all four suites. We thouroughly enjoyed to fireplaces in each room, the outdoor hot tub, the comfort of the dining and living rooms, as well as the game room. Would like to experience the Lodge in warmer weather when the gardens are in bloom. This property will be on our list of properties for future rentals next time we ski NY. THANKS for a great weekend!
Our group of 17 had a wonderful Thanksgiving weekend in the Sugar Pine Lodge. The separate suites gave us privacy to rest and relax while the large kitchen, dining room and common room gave us room to be together. The kids loved bunking together in the common area bedroom. The mild weather allowed us to enjoy coffee on the deck while watching a beautiful sunrise over the mountains. The hot tub was a nice way to unwind after cooking a large holiday meal in the well stocked kitchen. The owner responded quickly to each message and made renting and staying in this house easy and stress free. Would definitely rent this property again.
What a great find! We were six couples visiting the area to attend a wedding. Our group has vacationed together for 25 years and we have stayed in many places. Sugar Pine was wonderful. We all had our own space in our suite yet there was large common space in the living room, kitchen and dining room to all hang out together. Although the weather didn't allow us to spend much time outside, this space also was very inviting. Restaurants were also close but we used the well equipped and beautiful kitchen for breakfast both days. Sugar Pine is a very large home and we all commented on how clean it was. I would absolutely recommend this rental and would love to enjoy again if in the area.
Rented at Sugar Pine with a large group of family and friends. Can't say enough good things... the rooms were private and we still had a large common area to socialize. The kitchen had the amenities to produce LARGE amounts of food and drink (auto coffee maker). Contacted owner in the middle of our stay to book again for next year.
Loved it! We booked it for my parents 50th anniversary. I have a many siblings, nieces & nephews and it was really perfect. It's the only place that we could find literally in all of western NY that had everything we wanted. A beautiful pool with a deck area, fire pit, outside enclosure with picnic tables, large kitchen, many bedrooms and bathrooms, loads of charm- & in Nature but close to the city. The owner was a complete pleasure to deal with. We are considering making it an annual family thing!
We went for a couples getaway this past weekend and everything was amazing! The suites to the unground pool. Great place and the location is PERFECT! Only a 10 minute walk to town. I would highly recommend this place to couples, families! The owner was very reliable with any questions or concerns throughout the stay and prior to coming.
