This property over exceeded my expectations! I had such an easy and positive experience. We had a group of about 9 and there was plenty of room left over. The location was convenient yet private, which was perfect. I had great communication from Annette and Dave from the time of booking until we left the house. I would highly recommend this property with no hesitations!

We had a family gathering from Canada , New York and Pennsylvania to Celebrate Mom and her brothers 80th. The Roosters Den was Fantastic and lived up to all our expectations and more. the location and the place itself are beautiful. Fully stocked kitchen!!! The owners are very attentive and respond to questions and concern quickly and are genuinely interested in making your stay great. Plenty of room and things to do. Beautiful views from the deck . We will be back for sure. We Highly recommend this place to all.

We had a great Stay at The Roosters Den for our Mom and her Twin Brothers 80th . The place was immaculate when we arrived. It truly is a wonderful place to stay and spend time. We ranged in age from 3 to 80 . And everyone had a great time. The Kitchen area is amazing well stocked. Everyone had a wonderful time and just fell in love with the place. Thanks to the owners who are amazing and respond very quick to needs and questions.

We went here for a weekend family get together. The town does not have much for the kids to do but this house saved us! It was a very comfortable stay and literally had enough to help us entertain 6 kids ranging from 7-14 years of age. I loved how spaced out all the bedrooms too. Great stay. Would rent this place again.

What a beautiful home! I used this home to host a bachelorette party for my best friend. We had a lot planned and certainly enjoyed our time spent in the village of Ellicottville, but the house was hands down what made the trip. It had everything we could have asked for between the enormous deck, the grill, pool table, piano, and the hot tub. It was spacious and lovely inside with excellent lighting. The home was very clean and they provided plenty of towels and sheets for all of us. And the owners were very easy and pleasant to work with. We went up for a long weekend before my buddies wedding for a guy’s weekend away. The house exceeded expectations, especially for 12 people. We didn’t have to bring a thing besides food and drinks. Everything was there from firewood to towels and shampoo in the bathrooms. The large deck and hot tub were perfect for hanging out outside and enjoying sun. Dave and Annette were a pleasure to work with. We will definitely be visiting the Roosters Den again the future.

Could not have been more impressed with this home. Everything you could possibly need was included, which easily accommodated our group of 15 people. Peaceful, secluded location. A little far from ASP, but we knew that going in. Would definitely rent again.

This house is absolutely amazing. We are a group of 12 women who have been doing a girls weekend getaway for 6 years and this was our 4th house. By far, it was the best. The layout is perfect for all to enjoy different things from hot-rubbing to sunbathing to reading, etc. Plenty of room on both levels to gather as well. The bedrooms along with the loft are spread out and the bathrooms are located perfectly around the appropriate sleeping areas. There were plenty of blankets, pillows, fans, etc and the kitchen has everything you could need. We loved the huge deck and giant windows. We really liked that the firepit wasn't that far from the house. Girls in the hot tub could still socialize with the girls around the fire. Everything about this house just lends itself to being the perfect place to just kick back and hang. Dave and Annette are an absolute pleasure to work with. They answered all questions and provided us with a list of things to do in the area.

We had a wonderful stay at the roosters den. Even though it was the off-season we found it very relaxing. We were very impressed that we were supplied with linens and towels and many other items that usually are not provided. I would recommend this rental to anyone in the future that would be looking to relax and stay outside town.

My scientific research group of ~13 people from Case Western Reserve University in Cleveland came to the Rooster's Den for a retreat this late Spring. This is our second year making this trip to the same location and our housing was awesome. The place is just as described in the pictures, and the owners are responsive to suggestions. It is clean and well maintained. There is plenty of space for games and nice open space in the kitchen. The lower floor is where the updated pool room, beer cooler, and hot tub (on patio) are. The two years we stayed there, 3-4 nights each, we saw a great ski season (2015) and a mild season (2016), and only minutes from Holiday Valley or Holimont. Highly recommend, but I'd prefer to keep it to myself.

We had a excellent experience at the Rooster's Den. It was very clean, updated, and had a fun atmosphere. We traveled with 12 adults and we all had our own separate spaces when desired, but it will accommodated a large group very nicely. Plus you are only 5 minutes from downtown Ellicottville and 10 minutes for the slopes at Holiday Valley. I would definitely recommend to other VRBO users.

We just returned from an amazing ski weekend at Holiday Valley. My family (8 adults and 5 kids) stayed at a wonderful 6 bedroom home a short 10 minute drive from Holiday Valley resort. The house was beautiful and had plenty of room. The kids loved picking their bedrooms, the hot tub, pool table, etc. The kitchen and dining room were spacious and allowed us to seat 13 very comfortably for meals. The living room was bright and had a beautiful view. We will definitely return. My family loved the house, Holiday Valley and the little town of Ellicottville. We met the owners as we arrived and they are wonderful people.

We recently stayed here with friends for a little winter getaway and ski trip to Holiday Valley - it was great!! The house is huge and has everything you need. We loved the spacious kitchen! The pool table and bar in the basement were both a lot of fun too. And of course the hot tub! The only downside I can think of is that the driveway would be impossible to get up in bad weather without 4wd AND good tires, luckily we all had trucks with newer tires. Don't try ordering takeout/pizza in the snow or they will not be happy with you ;) Overall a great place to stay and we all would stay there again in the future. Thanks Rooster's Den!

We just recently stayed at the Roosters Den and it was wonderful. The home is beautiful and can accommodate large groups while everyone has there own space. It a short 6-7 min ride to Ellicotville Highly recommend !!!

We stayed here with 5 families, a total of 10 adults and 7 young kids. It was a great location. We really enjoyed the large kitchen/dining, the hottub, the fire pit, the video games and the huge deck. Very nice, plenty of room. Very close to Holiday Valley which was a lot of fun. Also not too far from Allegheny State Park which we wish we can gone to more often. Ellicottville is also very nice with lots of cool places to go and to eat out. We loved this house and would definitely go again!

We rented the house for a Sales Team Meeting & Retreat. The space was perfect for what we wanted to get done. Great spaces for getting together, while offering areas for smaller group conversations and/or entertainment opportunities. Well-maintained throughout, with a great kitchen for large meal preparation. The Rec Room downstairs is a great place to relax or have some fun. We will be back!

We had a fabulous time at the Roosters den, it was comfortable and we very much enjoyed our long weekend!

We (a group of eight girlfriends) rented the Rooster's Den for an annual get-together in a location where we can eat in or dine out, shop, hike and just hang out. This place fit the bill perfectly and was all we could have hoped for. We cooked, used the hot tub, and found all that we needed. It would also be a great fit for a large family event.

For a group of ladies over 50 it was a perfect house. Lots of room and everyone could fit in the kitchen dining room area. It is very well stocked with linens, towels etc. We would have liked to been able to walk into town and not have to drive every where. But the view was great. When we had an issue figuring out the thermostat the owners answered our email quickly. A great place to stay.

We had an excellent experience at the property. It was a great space for our group that included 3 children. The loft is a great kid haven with games, movies, etc. The kitchen area is spacious with all the necessary appliances. The hot tub was great - I can imagine it would be even better in the fall/winter. We found some hiking trails out back and even found some ramps to add to our dinner. We wished we could have spent more than 2 nights. We only ran into a couple issues with hot water running out and the bluetooth sound bar not working well (skipping, losing connection, etc.) - none of which were deal breakers for us. However I will say that I have never worked with any property owners/managers who were so eager to hear of improvements and suggestions - they reached out to us for suggestions, repairs, and things that would just improve the experience. We mentioned both of those items above (again not deal breakers) and they were excited to utilize these suggestions. While this is a bit far from town - it's exactly what we were looking for. We had a great stay and are looking forward to coming back again this fall. I would highly recommend this property to others!

This house is perfect in every way! We had 14 adults and teens and no issues with anything in the home. The kitchen is amazing and roomy and stocked with large pots and great cooking utensils. We cooked great meals and everyone had a seat. Having rented another house in Ellicottville last summer, I would have to say this is the best and can't wait to return.

My group and I greatly enjoyed the Rooster's Den and we were very impressed as to how accurate the description of the property was. The space was perfect and the "great room" was very accommodating to a large group. Overall it was an amazing stay and we really enjoyed ourselves----the hot tub was a highlight as well as the big open kitchen and deck. The kitchen had various items that were great for us to use since we cooked all meals at the property....the grill was also great.

We stayed here in July 2015. The cottage was spotless and very clean. There was enough room for 17 people. All amenities were working as expected. Communication with owner was prompt and we had no issues with booking, payment etc. All in all, a great experience !

We had a extended family visit of 15 people to enjoy the July 4th weekend which included 6 children ranging from infants to pre-teens. Enough bedrooms, baths, and social spaces for everyone. Great large kitchen and dining area. The firepit is a wonderful gathering place after dinner. We enjoyed getting out easily to both Holiday Valley (alpine coaster, climbing trees), Allegany State Park, seeing fireworks in town, and mountain/road biking in the area. With the large group, we were able to find dining options in Ellicottville and Salamanca for lunch, but for dinner, it was just easier for us to cook in with the help of the Tops supermarket in town (don't overlook the seafood section - I got a great deal on fresh farm raised clams).

Rented the house for my bachelorette and it was perfect! So much space and stocked so you don't have to over pack. I definitely plan to visit again!!

The Rooster's Den was an absolute delight for our annual Memorial Day Weekend getaway. The house had absolutely everything we needed. It has plenty of room and beds to accommodate our 2 families. It very comfortably slept our 12 people with separate bedrooms for all 6 couples. The views from the fabulous living room and deck were just amazing. The firepit area was the best we've ever had at a rental property. It is level for a wide enough area that all 12 of us could sit around the fire and enjoy it. The hot tub was a delight as well. Clean and very well maintained with simple instructions for it use. The kitchen had absolutely everything we needed including plenty of wonderful wine glasses, tall plastic glasses for around the fire and every cooking tool we needed. There is even a wonderful hiking trail only a mile down the road through a wetland area with an awesome beaver dam that was still being maintained. We will definitely be back!

We organized a family reunion surrounding my daughter's graduation and all had a wonderful time! Home is very spacious, beautiful, many floors and rooms so that different age groups and activities could be going on at once. The pond was so much for for the little ones to try to catch frogs and salamanders! A lot of relaxing things to do: Smore's on the fire pit, relaxing in the hot tub, reading on the deck, playing pool with the teenagers, walks with the grandparents…it was a truly great experience for all of us. And the beds were very comfortable! Ellicotteville is a short distance away….very quaint to walk around…not really hopping when we were there as it was off season. Just a suggestion: before you fill the fridge or cupboards, check out what is already in the house…there are quite a few things stocked!

Rooster's Den is a wonderful home which was enjoyed greatly by my family. The house is nicely furnished and offered plenty of room for all. The outdoor gounds and views are lovely. The owner's are attentive, accessible and friendly. I would rent this home again. A few suggestions: Large pots and pans need to be added to the collection of cookware; the corners of the rug under the dining room table are slipping hazards and need to be adhered more securely to the floor or removed; an entrance to the main floor with a ramp would be a welcome feature for those who have difficulty climbing lots of stairs.

Our group of twelve has rented Mr. Carley's other area property several times, and were extremely happy with that. This property is even better. Plenty of room, nicely decorated, and everything you would need is provided. We will definitely return, and highly recommend this rental. Mr. Carley and Annette are also very accomodating and easy to work with.

We just came back from two great nights at the rooster's den for a few days skiing. This place is great. I've rented many chalets and cottages before and this is the nicest. There is so much space, this place is huge. The kitchen was well setup to cook for a large group. The hot tub was great, I really liked being able to unload all the skis into the garage. The bar and pool table downstairs made for a great place to hang out at night. We will definitely be back.

This house worked out great for our group of 16. Plenty of sleeping room, big kitchen we all fit in, and just far enough away from the slopes and heart of town. The driveway doubles as a ski/sled hill as well. Plenty of pre-trip info given by the owners, had no questions once we arrived.

I've been organizing an annual ski trip to the Ellicottville area for 5 years in a row now, and every year our group continues to outgrow our previous rental. This is one of the largest properties for rent in the area. This is a very well equipped ski cabin close to Holiday Valley. The information from the owners prior to the trip was very thorough and covered any questions you may have. The hot tub was a big selling point, as was the large kitchen for cooking communal meals. There is a fabulous view from the main floor living room. The property is quite private, with only one neighbour a little further up the road. The master bedroom was quite comfortable and has it own bathroom. If you want to sleep in, you might want to bring a sleep mask as a lot of sun comes in here in the morning! The owners warned us about a steep hill to get up to the property, and recommend winter tires or all wheel drive. Good advice for sure. I have winter tires and got up no problem (took a run at it) but a few of my friends cars had some trouble. All in all a great property, highly recommended.

We were very happy with our stay and found everything to be as advertised. The Rooster's Den is a short drive to Ellicottville yet just far enough that you feel like you're at a private lodge. We were most impressed with the owner and how responsive he was to our needs during our stay. I definitely recommend this place to family and friends and will be back!

The Rooster's Den was a great place for our family ski getaway. The house was great for our large family and had things for everyone to enjoy. We loved hanging out in the basement playing pool, watching the games. The hot tub was great after a long day of skiing. We just wished the weather had cooperated a little more! It snowed 3 in the day we left. We really enjoyed Ellicotville and Holiday Valley.

The place was just as advertised. We had a great couple days of meetings, relaxation, and fun! Offered a very comfortable setting for my sales team, with plenty of room for the entire group. The downstairs area was a great area to gather for some fun after a full day of meetings & planning. The layout was great as it made it possible to "getaway" if you so desired, or get together in large groups if you so desired. The kitchen area was very well-equipped making it possible to prepare and serve some larger meals. Already planning our return.

We are two families (4 adults, 5 kids) that have met for Thanksgiving over the past 5 years. This is our second rental with this owner. Everything is just as described: perfect! Upon walking in for the first time, we were amazed at the space and ideal layout. The well equipped kitchen is perfect for a large family feast. There are numerous fun activities at the house: hot tub, pool table, board games, DVDs, PS3, and numerous TVs. This place definitely has a warm homey feel. We look forward to returning in the future.

Everything was exactly as described and the pictures do not do this place justice. Quiet and secluded, yet close enough to town to grab groceries (and booze) as needed. We had guests coming and going from out of town the entire time. At our "busiest", we had 5 couples stay. The place easily accommodated our entire group. Early mornings in the hottub watching the sunrise and the fog lift were spectacular. I feel like im babbling because everything was soooo PERFECT! Cannot wait to come back. Already planning our next getaway! Thank you so much Carly!

Everyone loved this place - it was very spacious, well laid-out and clean. Kids had a blast with the loft, firepit, hot tub and pool table. Everyone went for long walks out in the country, played games and read books. Convenient to Ellicottville (about a 10 min drive) but very secluded and quiet. Loved listening to the "ghost train" cruising past late at night near the campfire and looking up at all the stars with no light pollution. Annette was great to deal with - extremely responsive and helpful. And the house has everything you need - just load up with groceries and beer and you'll be all set. I would highly recommend this place for anyone looking to get away with a large family or group. Hope to get back again soon.

Nice huge place to live..clean ...

We were seven families and had a wonderful time at this cottage. The cottage is perfectly appointed. There are plenty of rooms and all amenities were as shown on the website. The cottage is more beautiful than in the photographs. Pool table and a grand kitchen area added to our comfort. We would definitely like to come back. Thanks to Dave, Annette for guiding us on small little things.
